How to get a higher appraisal

When you are getting ready to sell your house, you want to be able to get as much as you can for it. Obviously, the appraisal is an important part of setting the selling price for your house, so you want to get the highest appraisal that you can for your house. Here are some tips that will help to raise the appraisal on your house.

1. One of the first things is to give your entire house a good, thorough cleaning. Look at your house with a critical eye and see what needs to be cleaned up. Getting rid of clutter, cobwebs, and dingy spots is a good start. The cleaning should be all encompassing – inside, outside, and the yard.

2. Once everything is cleaned up, you should look at your house and see if anything needs to be fixed. Touch up the painting on the house, fix any broken gutters or rain spouts, and make any small repairs.

3. Make an itemized list of major home improvements that have been made recently, and the dates that they were made. Have you put a new roof on the house? Let the appraiser know. Is the bathroom or kitchen redone? Make sure that you tell them that too.

4. If you live in a rural area and have a septic system or well, get out the records that show what you have done with them. You want to show that they have been kept up to date, and that they are in good working order.

6. Make sure that every part of your house is accessible during the appraisal, including all of the doorways and other parts of the house. You never know when something could make a difference and increase the amount of the appraisal.

7. Go to the website of your area’s county recorders or county clerk to research the prices of the properties sold recently. You will want to have them on hand to show the appraiser when he or she arrives.

The point is that the better records you have of what you have done to the house, and when, the better chance you will have of getting a high appraisal. You want to show the appraiser that your house is worth a good amount of money. Houses that are upgraded, well taken care of, and that look good are ones that get higher appraisals. The amount of land that you have is a good selling point as well.
